New Small lot code 2014 - Allowable building footprint changes

Previously the maximum building footprint was 50% no matter what size block you had under the previous BCC town plan

Now as of the 30 June 2014 this will change under the New Brisbane City Plan 2014 for a Dwelling house (small lot) code.

Building footprints for lots under 400m2 now get an extra percentage depending on their size.

The percentage of the allowable building footprint is as follows;

  • 50% for lots 400m2 or greater.

  • 60% for lots 300m2 or more but less than 400m2.

  • 70% for lots 200m2 or more but less than 300m2.

  • 80% for lots less than 200m2.

This is a fairer and more practical outcome for anyone planning to build on a small lot.
